Concrete Cleaning in Hallandale Beach & Surrounding Broward Neighborhoods
The problem we see
Hallandale Beach high-rises, condo towers, single-family neighborhoods and the busy Hallandale Beach Boulevard storefronts all sit right on the salt line. We service condos, individual homes and commercial properties throughout the city with coastal-tuned chemistry.
How we approach it
Concrete looks simple. It isn't. Pool deck concrete, broom-finished walkways, exposed aggregate, stamped concrete, polished concrete, colored concrete, sealed concrete — they all want different products, different pressure, different distance and different overlap. We've cleaned tens of thousands of square feet of every kind around Broward, and the right approach is rarely the first thing a beginner would try.
What to expect on the day
Our rotary surface cleaner gives you a clean, even finish across big slabs — that no-stripe, no-donut look you can't get from a wand alone. Edges, corners, expansion joints and detailed work get hand-attention with a wand so you don't end up with that frustrating ring around the perimeter where the cleaner couldn't reach.
What sets us apart
On stamped concrete (the patterned, often colored concrete you see on entry pads and pool decks in newer Parkland and Weston builds), we're extra careful. Too much pressure strips the color, removes the sealer and ruins the finish. We use the right tip, the right distance, and we test a small inconspicuous area first if we're not sure of the surface condition.
Getting a quote
Pool decks are our most common concrete project in Broward — every backyard with a pool has one, and they grow algae faster than just about any other surface on the property. Water, shade, organic debris, salt humidity. We work careful around the coping and the tile, and we keep cleaning solution from getting into the pool itself.
The bottom line
Most full residential concrete projects (driveway, walkway, pool deck, patio) take a half day to a full day depending on size. Just the pool deck typically runs one to two hours.

How it works
Identify
Concrete type, sealer presence, age and condition. Stamped, colored or sealed concrete needs different approach than plain broom-finished. We figure this out before we apply any chemistry.
Pre-treat
Algae, mildew, rust, oil — each gets the right pre-treatment with the right dwell time. Heavy stains may need a second application; we don't shortcut this step.
Surface clean + detail
Rotary surface cleaner across the flats, hand wand on edges, expansion joints, raised features and around pool coping. Even, no-stripe finish.
Rinse + inspect
Full rinse, careful that nothing drains into your pool or planter beds. Walkthrough with you to confirm the result.
Why this matters in South Florida
South Florida's climate is brutal on exteriors
Pool decks in Broward grow algae faster than anywhere else on the property — water, shade, organic debris, year-round humidity. We see this constantly in homes from Weston to Wilton Manors. Annual cleaning is the right call for almost every pool deck, and twice a year for heavily shaded or older porous concrete.
Why proper technique matters here
Screened lanais are the worst offenders. The screen actually traps moisture under the cage, which makes the algae problem dramatically worse. We see screened lanais in Parkland and Coral Springs that grow algae three or four times faster than open patios in the same neighborhood.
Coastal vs. inland realities
Stamped concrete in newer Parkland and Weston communities is beautiful when clean and depressing when dirty — the grout lines and pattern fill with algae and dirt, and the color fades from UV. Annual cleaning plus periodic resealing keeps stamped concrete looking new for decades.
HOA, insurance, and resale pressure
Pool deck concrete that's been salt-system pool water for years also picks up calcium deposits along the edges. We can address these with a calcium-specific cleaner during the same visit.
Seasonal timing that pays off
If you have a pool with travertine or natural stone coping, we adjust further — natural stone is much more sensitive than concrete and requires gentler chemistry and lower pressure. We have plenty of experience around natural stone pool features in upscale Pompano and Parkland homes.
More about this service
Hallandale's high-rises take constant salt and wind, and the ground-floor storefronts get sand abrasion on top of regular foot traffic. We've worked enough of these properties to know exactly what dilutions and dwell times each surface needs.
Signs it's time to call us
If any of these sound familiar, you're overdue.
What affects the price
Every property is different. These are the things we look at when we quote.
- Total square footage of concrete to clean
- Concrete type — broom finish, stamped, exposed aggregate, polished, colored
- Severity of algae, mildew and staining
- Sealer present or not (sealed concrete is often easier to clean)
- Pool deck includes care around coping, tile and equipment
- Whether sealing is included after cleaning
- Bundling with driveway, pool deck, patio or pool cage
- First-time clean vs. recurring annual rate
