The problem we see
Those black streaks running down your shingles? That's gloeocapsa magma — a hardy little algae that loves South Florida roofs. Left alone, it turns into bigger patches of moss and lichen, eats at the limestone filler in your shingles, and shortens the life of your roof by five to ten years. On tile roofs, the same growth holds moisture against the underlayment and accelerates the breakdown of the membrane that's actually keeping water out of your house.
How we approach it
We don't blast roofs. Pressure washing a shingle roof is one of the fastest ways to wreck it — it lifts the granules that protect the asphalt, voids most manufacturer warranties, and forces water under the shingles where it has no business being. On tile roofs, high pressure cracks tiles and tears the underlayment underneath. Instead, we use the soft wash method recommended by ARMA (the Asphalt Roofing Manufacturers Association) — a careful low-pressure application of a cleaning solution that kills the organism, dwells for the right amount of time, and then gets gently rinsed clean.
What to expect on the day
On tile roofs — the barrel tile, flat tile and S-tile you see all over Pompano Beach, Plantation, Weston and Coral Springs — we use the same gentle soft wash approach. We've seen too many homeowners get talked into high-pressure cleaning and end up with cracked tiles, chipped finishes, and broken underlayment that has to be replaced at five-figure cost. A proper soft wash leaves the tile clean and the underlayment intact.
What sets us apart

Most residential roofs take us three to five hours including setup, application, dwell time and rinse. Larger tile roofs can run a full day. How it works
Inspection
We look at your roof type, slope, access points and any existing damage. We flag anything we think needs a roofer's attention before we wash, so you're not surprised later.
Setup
Tarps and plastic over plants and patios, hose runs staged, ladders set, harnesses on. We protect the perimeter of the house before any solution leaves the truck.
Soft wash application
Cleaning solution applied with low-pressure equipment to the entire roof surface. Dwell time of five to fifteen minutes depending on growth severity, while we monitor for any solution drift.
Rinse + walkthrough
Full gentle rinse of the roof and surrounding areas, including a final landscape rinse. We walk the property with you, show you the before-and-afters, and answer any questions.
Why this matters in South Florida
South Florida's climate is brutal on exteriors
Florida is one of three or four states where insurance carriers actively non-renew policies based on roof appearance — and a roof covered in black streaks reads as failing, even when the underlying material has plenty of life left. We've had customers call us specifically because their roof inspector flagged the algae as evidence of a worn-out roof, when really it was a cosmetic stain that washed off in an afternoon.
Why proper technique matters here
The salt and humidity here speed everything up. A roof in Atlanta might go five to seven years between cleanings without anyone noticing. In Hollywood, Hallandale, Dania Beach or anywhere east of US-1, it's more like every two to three years. Inland communities like Coral Springs, Parkland and Weston usually fall somewhere in between — three to four years between cleanings keeps the roof looking new.
Coastal vs. inland realities
Tile roofs deserve special mention. The flat barrel tile that dominates older South Florida neighborhoods (and most newer Mediterranean-style builds) is incredibly durable but has lots of nooks where moss and lichen can take hold. We see roofs that look 25 years old in Hollywood Lakes or Coral Ridge come back to nearly-new with a single proper soft wash. The tile underneath was fine the whole time.
HOA, insurance, and resale pressure
Hurricane season also matters. Heavy wind and rain drive organic debris into every crevice of a roof. We get a noticeable spike in roof-cleaning calls in October and November every year, and we recommend most homes do their roof cleaning either right before hurricane season (so it's fresh going in) or right after (so the season's debris doesn't sit and grow over winter).
Seasonal timing that pays off
One last thing worth knowing: a clean roof actually runs cooler. Algae-stained shingles absorb significantly more solar heat than clean ones, which means more A/C load and a higher electric bill in summer. It's not the headline reason to clean a roof, but it's a real number. Estimates we've seen put the difference at 5–15% on cooling costs through the worst months.
