Clean parking lots make properties feel safe, well-managed and worth walking into. We pressure wash high-stain areas, hand-treat oil drips, and sweep up loose debris. For larger lots we coordinate sweeping schedules separately from pressure washing — different equipment, different cadence, different price points.
How we approach it
Most properties don't need the entire lot blasted with a pressure washer — they need targeted cleaning of the entry zones, the pedestrian walkways, the trash corral, the high-stain corners, and any heavy oil staining where vehicles park or idle. Smart targeted cleaning is dramatically more cost-effective than washing every square foot, and the visible result is just as good.
What to expect on the day
We're set up to work after hours so we're never blocking customer parking or interfering with employee access. We do a lot of work for shopping centers, medical plazas, office complexes, hotels and grocery anchors around Broward where customer flow can't be interrupted during business hours.
What sets us apart
Stormwater compliance matters for parking lot work. Wash water carrying oil, fuel residue or degreaser can't be allowed to flow to storm drains under Broward and Florida NPDES rules. We capture and dispose of wash water properly when required, which a lot of cheaper operators don't.

Walk the lot with the property manager. Identify high-stain zones, traffic flow, drainage and any constraints. Pricing in writing before scheduling.

Crew works section by section, with cones and signage to redirect any after-hours foot traffic. Stormwater capture in place where required.

South Florida's climate is brutal on exteriors
Florida sun cooks oil into asphalt fast. The longer it sits, the harder it is to remove. Quarterly pressure washing of the high-stain zones keeps things from getting set in. Stains older than six months in Florida heat are dramatically harder to remove than fresh ones.
