Post-Construction Exterior Cleanup
The problem we see
Construction debris, mortar splatter, paint overspray, dust film, sticker glue, joint compound smears, caulk drips, concrete residue — the exterior of a brand new building doesn't look new until it's been properly cleaned. We're the last call before handover, the people who turn a finished construction site into a finished property the owner can occupy or list.
How we approach it
We handle exterior glass (frame stickers, mortar splatter, overspray, joint compound), facade washing, sidewalks and entry areas, parking lot rinse, and any specialty surface that picked up construction grime. Mortar and concrete residue on glass and aluminum requires hand-removal — pressure alone scratches new finishes. Sticker glue on windows requires solvent and patience.
What to expect on the day
We work with general contractors, developers, architects and construction managers on residential remodels, new commercial builds, multi-family developments, retail buildouts, hotel construction and large mixed-use projects. We can scale crew size for handover deadlines and work around active subcontractors still on site.
What sets us apart
Schedule pressure is real. GCs need handover dates met. We can typically mobilize within 48 hours of a request and can run multi-shift if a project needs a deep clean in two days for a hard handover deadline. We've done it many times.
Getting a quote
Most residential remodels are a one-day job. Mid-size commercial builds run two to four days. Larger commercial buildings, hotels and multi-family developments can run a full week or longer with multiple crews.
What's included
Every job comes with the same checklist. No surprises.
- Exterior window detail (stickers, mortar, overspray, joint compound)
- Sticker and adhesive removal from glass and metal
- Mortar and stucco splatter removal
- Paint overspray removal from glass and most exterior surfaces
- Sidewalk and parking lot rinse
- Entry area and threshold detail
- Facade soft wash to bring out the finish
- Final walkthrough with GC or owner
- Coordination with active trades still on site
- COI to GC and owner before mobilization
How it works
Walk with GC
Scope confirmed before mobilization. Punch list of what's in scope (glass, facade, site, specialty surfaces) and what's out. Pricing locked in writing.
Glass first
Stickers, mortar splatter, overspray and joint compound removed by hand from windows and storefronts. This is the most labor-intensive step on most jobs.
Facade
Soft wash to bring out the finish under construction film. Stucco, EIFS, painted concrete, metal panel — all surfaces handled with the right chemistry.
Site rinse + walkthrough
Sidewalks, entries, parking and exterior approach rinsed clean. Walk the property with the GC or owner, address any final touch-ups, deliver the project ready for handover.
Why this matters in South Florida
South Florida's climate is brutal on exteriors
South Florida construction picks up red Florida soil and stucco residue that bonds to glass and aluminum. Hand-removal is critical — pressure alone scratches new windows, especially impact glass which is more easily marred than older single-pane glass.
Why proper technique matters here
We work fast because GCs need handover dates met. Most residential remodels are a one-day job. Larger commercial buildings can run a week. Schedule pressure is normal in this category and we plan for it.
Coastal vs. inland realities
Multi-family developments in Parkland, Coral Springs, Plantation, Sunrise and Pompano Beach are some of our most common post-construction projects. Townhome communities, mid-rise apartment buildings and condo developments — all benefit from a coordinated post-construction cleanup that hits every unit's exterior in the same sequence.
HOA, insurance, and resale pressure
Hotel construction and renovation has its own rhythm. Front-of-house glass and entry need to look new for the grand opening; back-of-house can be done on a slightly looser schedule. We've worked on multiple hotel openings in Pompano Beach and Fort Lauderdale.
Seasonal timing that pays off
Specialty surfaces — natural stone, bronze, anodized aluminum, custom finishes on high-end residential — require special handling and the right chemistry. We assess specialty surfaces during the GC walkthrough and adjust scope accordingly. Wrong chemistry on a high-end finish creates a much larger problem than the original construction debris.
Signs it's time to call us
If any of these sound familiar, you're overdue.
What affects the price
Every property is different. These are the things we look at when we quote.
- Total scope (windows, facade, site)
- Building size and number of stories
- Severity of construction residue
- Schedule pressure (rush jobs cost more)
- Specialty surfaces requiring custom handling
- Active trades on site (coordination overhead)
- COI requirements (additional insureds, corporate riders)
- Multi-building or multi-phase projects
