Awning Cleaning — Fabric & Metal
The problem we see
Awnings are the first thing customers see, and they go from sharp to sad faster than any other part of a storefront. Mildew, dirt, bird droppings, salt residue — all of it on display, ten feet off the ground, where everyone walking up to your business notices.
How we approach it
Fabric awnings (Sunbrella, vinyl-coated polyester, acrylic blends) need a soft wash with a fabric-safe detergent and cold water — never hot water, which shrinks fabric. Metal awnings can take more pressure but still benefit from soft wash to avoid scratching the paint and finish. Each fabric brand and each metal finish has its own ideal chemistry; we know the differences.
What to expect on the day
We service restaurants, retail, hotels, banks, medical plazas, and any multi-tenant building that wants the awnings looking fresh. Most awning cleaning is done in coordination with storefront, sidewalk and window cleaning during the same visit — bundling makes both more efficient.
What sets us apart
Annual cleaning roughly doubles fabric awning life in South Florida. Untreated mildew breaks down fabric coatings and lets UV penetrate. Once the fabric goes, you're looking at $1,500–$5,000+ for replacement per awning. Annual cleaning is dramatically cheaper.
Getting a quote
Most commercial awning cleaning is a same-day visit, often in coordination with storefront work. Larger properties with multiple awnings on multiple elevations may take a half day.
What's included
Every job comes with the same checklist. No surprises.
- Fabric or metal soft wash with the right chemistry
- Mildew kill on fabric (root-level, not just surface)
- Bird droppings and stuck-on debris removed
- Underside of awning where accessible
- Frame, supports and hardware cleaned
- Edges, hem and seam attention
- Final inspection from multiple angles
- Photo report on request
- Bundling with storefront, window or building wash
- Off-hours service
How it works
Identify
Material and condition assessment. Fabric brand if known, metal finish, age and current condition. We adjust chemistry and pressure accordingly.
Pre-soak
Surface wetted with the right detergent and dwell time. Mildew needs time for the chemistry to work — pressure alone doesn't kill it.
Soft wash
Low pressure, careful technique, working with the grain of the fabric or finish. Cold water on fabric (always), variable pressure on metal.
Rinse + walk
Full rinse from multiple angles to lift any remaining residue. Walk-around inspection from the customer-facing perspective.
Why this matters in South Florida
South Florida's climate is brutal on exteriors
Florida sun and humidity are tough on awning fabric. UV breaks down the protective coating and lets mildew take hold. Annual cleaning roughly doubles fabric awning life — extending replacement from every five years to every ten or longer.
Why proper technique matters here
Metal awnings around the coast (Pompano Beach, Hillsboro, Lighthouse Point, Lauderdale-by-the-Sea) pick up salt film that locks dirt onto the paint. Annual soft wash keeps the finish from going chalky and adds years to the awning's appearance.
Coastal vs. inland realities
Restaurant awnings deal with the most: cooking exhaust drift, food spills from below, bird activity, and high-traffic foot dirt. Most restaurant awnings benefit from semi-annual cleaning rather than annual.
HOA, insurance, and resale pressure
Retractable awnings (motorized fabric awnings on hotel pool decks, restaurant patios, condo balconies) need careful handling — never extending a wet awning to dry it, never retracting a dirty awning. We coordinate cleaning with the building's awning system controls.
Seasonal timing that pays off
Hurricane season changes the calendar. Heavy storms drive debris and salt deeper into awning fabric. Most operators schedule awning cleaning either right before hurricane season or right after, as part of their broader exterior maintenance schedule.
Signs it's time to call us
If any of these sound familiar, you're overdue.
What affects the price
Every property is different. These are the things we look at when we quote.
- Linear feet or square footage of awning
- Fabric vs. metal vs. retractable
- Severity of staining and mildew
- Access — ladder, lift or pole-reachable
- Number of awnings on the property
- Bundled with storefront, window or building wash
- Off-hours premium
- Multi-location pricing
