How it works

Inspect

Material check (pressure-treated, cedar, ipe, composite brand), condition assessment, any soft spots or rotten boards flagged. We tell you upfront if any boards look like they need replacement before staining.

Apply

Soft wash solution with the right chemistry for the material. Dwell time of five to ten minutes while the cleaner lifts dirt, grey and mildew.

Agitate + brush

Hand brushing on stubborn spots, gentle wand on the flats. We work with the grain on wood, never against it. Composite gets a softer brush than wood.

Rinse + walkthrough

Full rinse, including under the deck if accessible. Walk the deck with you, point out any issues we found, confirm next steps if you're going to stain.

South Florida's climate is brutal on exteriors

Decks in inland Broward — Davie, Plantation, Coral Springs, Weston — tend to mildew more because of dense tree cover. They're often built into shaded backyards where the sun doesn't quite dry them out between rains.
