What to expect on the day
Most commercial buildings get hit by the same things houses do — algae, mildew, salt residue, traffic film, exhaust, bird residue — but they're often three to six stories taller, with more glass, more architectural detail, and more delicate surfaces (EIFS, painted stucco, metal panel, glass curtain wall). We adjust chemistry, pressure and access methods accordingly.

How it works
Site walk
Square footage, surfaces, access plan, parking impact, tenant communication needs. We walk the building with you or the property manager and produce a written scope and schedule.
Coordinate
Tenant notices posted 24–48 hours ahead, parking phasing planned, COI sent to management, water source and drainage confirmed. No surprises on day one.
Soft wash
Crew works methodically across elevations in coordinated phases. Lift access where needed, water-fed pole for mid-height, traditional access for ground level. Project lead on site for the duration.
Final walkthrough
Walk the property with the PM, address any touch-ups on the spot, deliver final photo report. Invoicing happens after sign-off, not before.
Why this matters in South Florida
South Florida's climate is brutal on exteriors
Buildings near the Intracoastal and the ocean (any of the beach cities — Pompano, Fort Lauderdale, Hollywood, Hallandale) pick up salt film that locks dirt onto the building surface. Inland buildings collect more pollen and exhaust film from traffic, especially along major arterials like Federal Highway, US-1, A1A and the major east-west avenues.
Why proper technique matters here
Annual cleaning extends paint life dramatically. The math: a $4,000 annual wash on a mid-size office building is far less expensive than the $40,000+ repaint job that comes due years sooner if you let biofilm eat the paint. We've watched buildings go from washing every year to needing repaint every fifteen years instead of every eight.
Coastal vs. inland realities
EIFS (synthetic stucco) buildings need extra care. The wrong chemistry or too much pressure damages the finish coat. We use EIFS-safe detergents and dialed-down pressure on these surfaces, which are common on newer commercial construction in Plantation, Sunrise and West Pompano.
HOA, insurance, and resale pressure
Insurance carriers and property tax assessors increasingly factor visible building condition into their evaluations. A clean, well-maintained building helps with insurance renewals, property tax appeals, and refinancing inspections. The ROI on annual washing is much better than property managers usually realize.
