Identify

Concrete type, sealer presence, age and condition. Stamped, colored or sealed concrete needs different approach than plain broom-finished. We figure this out before we apply any chemistry.

Pre-treat

Algae, mildew, rust, oil — each gets the right pre-treatment with the right dwell time. Heavy stains may need a second application; we don't shortcut this step.

Surface clean + detail

Rotary surface cleaner across the flats, hand wand on edges, expansion joints, raised features and around pool coping. Even, no-stripe finish.

Rinse + inspect

Full rinse, careful that nothing drains into your pool or planter beds. Walkthrough with you to confirm the result.
