Dumpster Pad Cleaning in Oakland Park & Surrounding Broward Neighborhoods
The problem we see
Oakland Park is right next door to our Pompano base and gets some of our most frequent service. Coral Heights bungalows, North Andrews Gardens ranches and the busy Oakland Park Boulevard commercial corridor are all on tight rotations with us.
How we approach it
There's a reason dumpster pads smell. Grease, leaking trash juice, food waste residue, decomposing organics — all of it bonds to the concrete and bakes in the Florida sun. Cold water won't get it. Surface-level cleaning won't get it. The smell comes back within days because the bacteria causing it are still alive in the pores of the concrete.
What to expect on the day
We use hot water rigs (180°F+), commercial degreaser and an enzymatic odor treatment that breaks down the bacteria causing the smell instead of just masking it. The pad comes back to the color it was originally, and the smell is gone for weeks instead of hours.
What sets us apart
Restaurants, multi-family properties, hospitals, retail centers, grocery stores — we handle dumpster pads on a weekly, biweekly or monthly schedule. Restaurants are the most demanding (weekly is common, biweekly is the minimum for any food service operation). Multi-family runs monthly. Retail and office runs monthly to quarterly.
Getting a quote
Stormwater compliance is a real issue with dumpster pad cleaning. Wash water from a dumpster pad contains grease, food waste, bacteria and degreaser — none of which can be allowed to reach storm drains under Florida NPDES rules. We capture and dispose of it properly. Plenty of cheap operators don't, and the property owner can be cited for it.
The bottom line
Off-hours work is standard. Most clients prefer overnight or early morning so the pad is dry before the next trash pickup. We coordinate with your trash hauler's schedule.
What's included
Every job comes with the same checklist. No surprises.
- Hot water surface cleaning of the pad
- Commercial degreaser pre-treat with dwell time
- Enzymatic odor treatment
- Surrounding wall, gate and bollard wash
- Trash chute base if accessible
- Photo report per visit
- Off-hours service standard
- Stormwater-compliant water capture and disposal
- Coordination with trash hauler schedule
- Multi-location pricing available
How it works
Pre-rinse
Loose debris flushed off and bagged. Surrounding area cleared so we can work the pad surface itself.
Degrease
Commercial degreaser applied with dwell time. This is the step that lets us actually lift bonded grease — without it, surface cleaning just spreads the grease around.
Hot wash
Surface cleaner with hot water (180°F+). Hot water dissolves grease that cold water just smears. Even, no-stripe finish across the pad.
Enzymatic treat
Enzymatic odor treatment applied to the cleaned surface. The enzymes break down the bacteria causing the smell over the next 24–48 hours.
Why this matters in South Florida
South Florida's climate is brutal on exteriors
Summer in Broward — temperatures regularly in the 90s and humidity above 80% — turns dumpster pads into a serious smell and pest problem in a hurry. Monthly hot water cleaning is the practical answer for most properties, weekly for restaurants and food service.
Why proper technique matters here
We've seen restaurants get health department write-ups specifically for the dumpster area. Food trapped in pad concrete attracts pests, generates complaints, and becomes a public health concern. Worth getting ahead of with a regular cleaning program.
Coastal vs. inland realities
Multi-family communities with poorly-maintained dumpster pads see resident complaints, loss of curb appeal, and pest issues that can escalate to code enforcement. Monthly hot water cleaning solves it, costs less than the alternative, and is dramatically less than emergency pest remediation.
HOA, insurance, and resale pressure
Florida stormwater rules are strict and getting stricter. Wash water that runs off a dumpster pad without capture is contaminating the storm drain system, which leads to fines for the property owner. Cheap pressure washers don't capture; we do.
Seasonal timing that pays off
Hurricane and storm season changes the calendar. Dumpster pads accumulate extra debris during storms, and the standing water in the pad area can stay wet for days afterward. We schedule storm-recovery cleaning for existing clients within 48 hours of major events.
More about this service
Oakland Park sits close enough to the coast to catch real salt drift, especially east of US-1, but a lot of the housing is older mid-century construction with original paint and stucco that demands a soft, methodical approach.
